Task automation: your operations run themselves

Connect your Airbnb calendar and set your rules. BnbWise does the rest.

  • Rules you define. A rule can run on every reservation or on a regular schedule (every N days, weeks or months), for things like turnovers, pool service or monthly filter changes.
  • Timing that fits your property. You set when each task is due relative to check-in or check-out, down to the time of day, or on a recurring calendar date.
  • Tasks that message people for you. A task can text your cleaner, handyman or any other contact by SMS or WhatsApp, in English or Spanish.
  • Tasks that close themselves. The contact replies to confirm the service, and BnbWise marks the task done automatically. If they don’t answer, BnbWise can send a follow-up and alert you.
  • It keeps up when plans change. If a guest moves their dates, the task, its reminders and the message to your contact follow the new dates.

The result: cleanings get booked, confirmed and tracked without you sending a single text.

Bookkeeping: teach it once, it’s right every month

Connect your bank accounts, or upload your statements, and import your Airbnb transaction history. BnbWise turns them into clean, categorized books.

  • You teach it once. On the first import, you review how each recurring transaction should be handled, for both deposits and expenses. BnbWise saves those decisions as rules.
  • After that, it handles every new transaction itself. It:
    • assigns the right category
    • books the charge in the right month
    • spreads charges that cover several months, such as an annual insurance premium, across the months they cover
    • splits your mortgage payment into interest, principal, insurance and property taxes, recalculated correctly every month from your loan’s amortization
  • Accountant-ready reports. Income and expenses feed a library of reports you can download as PDF, Excel or CSV: P&L statement, year-over-year comparison, expenses by category, reservation income detail, taxes withheld, a 1099-NEC vendor tracker and more. Hand them to your accountant at tax time.

Airbnb payouts, broken down the way an accountant would

Most tools see an Airbnb payout land in your bank and record the whole deposit as income. That understates your revenue, hides your fees, and leaves the taxes Airbnb withheld out of your books.

BnbWise reads your Airbnb transaction history and breaks every payout down:

  • Gross earnings are recorded as income: what the guest’s stay actually earned you.
  • The Airbnb service fee is attached to that income as its own line. It flows into your expenses as a deductible cost.
  • Every tax paid or withheld is detected automatically and attached to the booking it belongs to. That includes VAT, income-tax withholding and host-remitted taxes, in Airbnb exports in English, Spanish, French, Portuguese, German or Italian.
  • What’s left is your payout, so the numbers match what reached your bank to the cent.
  • No double counting. BnbWise knows the bank deposit is the same money as the Airbnb payout and doesn’t count it twice. Bookings paid in installments, and resolution payouts from Airbnb, each land on the right reservation.

The result: an income list that shows what you earned, what Airbnb kept and what went to taxes. Your P&L and tax reports are right from the start.
